Build on Your Land · NC & SC
Designed around your land, your family, and the way you live. From the first sketch to the moment we hand you the keys, you work with one team — design, 3D rendering, and construction under the Norris roof.
The Approach
Most custom builders chase $1M+ projects. Production builders crank out tract homes. We sit in the middle — building homes that look and feel custom because they are, at prices that actually make sense for the families who live in them. Starting at $300K for a base plan on your land, scaling up based on what you want.
You bring the land. We bring 20+ years of construction experience, interior design taste, photorealistic 3D rendering, and the full crew to deliver it.

These are pre-priced plans ready to build — but we're not limited to them. Have your own plan or want something designed from scratch? We'll build it. Bring us any plan and we'll price it out.
Starting prices reflect base plans with our standard finish package on a typical, buildable lot. Site conditions, finish upgrades, structural changes, and regional cost differences affect final pricing. We provide a detailed estimate after the consultation and site visit.
How Far You Want to Go
Most clients fall somewhere in the middle. Start with a base plan, then change what matters to your family.
Concept to Keys
Four phases, one team, total clarity. Typical timeline from signed contract to move-in is 8–10 months for a base plan, 10–14 months for a fully custom build.
1–2 Weeks
We meet on your land or over a call. Talk through your vision, budget, timeline, and what your family actually needs. We assess buildability, utilities, and any site work required. You leave with a clear picture of what's possible.
3–8 Weeks
Floor plan selection or custom design. Photorealistic 3D renderings through Houzz Pro so you walk through your home before we break ground. Finish selections, structural decisions, and a final fixed-price estimate.
6–10 Months
Permitting, site prep, foundation, framing, mechanicals, finishes. Weekly photo updates, scheduled milestones, and a single point of contact. We invite you to walk the site at every major stage.
1 Week
Final walkthrough, punch list, and the keys. Plus a 1-year builder warranty, manufacturer warranties on appliances and systems, and a builder who picks up the phone after closing.
Designed Before Built
Most builders hand you a 2D floor plan and ask you to imagine the rest. We use Houzz Pro to build photorealistic 3D renderings of your home — interior and exterior — before we lay the first board.
You walk through your kitchen, see the light from your windows, sit in your living room. If something feels off, we change it on screen. By the time we break ground, every decision has already been made.
Photorealistic views of every room, exterior elevation, and key sightline
Layout, finishes, fixtures — modify in 3D before construction, not during framing
Once you approve the 3D, the price is fixed. No surprise change orders mid-build.
How People Pay
Most families don't pay cash for a $400K home — they finance it. Building on your own land works a little differently than buying an existing home, but it's not as complicated as people think.
We work with mortgage brokers across NC and SC who specialize in construction-to-permanent loans. One loan covers the build, then converts to a standard mortgage when you close. If you already own your land, that equity often covers your down payment.
One loan, one closing. Covers the build, converts to a standard mortgage at the end.
If you already own the land, that value often counts toward your down payment
We'll introduce you to lenders we work with often. No pressure, no kickbacks — just people who know construction loans.
Where We Build
We build throughout North Carolina and South Carolina. Charlotte metro is home base — including Lake Norman, Ballantyne, Waxhaw, Marvin, Matthews, Mint Hill, Indian Trail, Huntersville, Cornelius, and Davidson. We also build in the Triad, Triangle, Upstate SC, and Charleston-area markets.
Don't see your area? Reach out anyway. If your land is buildable and within reasonable distance of one of our active markets, we can usually make it work.
Check Your Area
Floor plan square footage, specs, and pricing are starting points. Final pricing depends on site conditions, finish selections, structural changes, regional cost differences, and current market.
